I will price it against real comparable sales rather than an automated portal estimate, and walk it with you the way a buyer will, which usually surfaces a short list of cheap fixes that move the number more than a price cut would.

From there: property preparation, professional photography, strategic pricing, listing exposure, showing feedback, offer review, contract negotiation, and closing. You get told what is happening and why, including when the news is not good.

If you are weighing selling against staying and renovating, that is a conversation worth having before you list. Sometimes the answer is that the house is fine and the layout is the problem, and that is a cheaper thing to fix.
